If you’re renovating the house you actually live in, you’re not solving the same problem as someone rehabbing a rental down in Gentilly or a shotgun double they just picked up at auction. You’re buying the next fifteen years of your life in that space. An investor is buying a return, on a clock, where every extra week on site is money leaking out.

So we run the two differently. If it’s your home, we build the schedule around your family still living there, and you get more say along the way. If it’s an investment or multifamily property, we lock the scope early and move fast to get units back in service — because a change order that shows up in week six is exactly what eats an investor’s margin.

What doesn’t change, no matter whose name is on the deed, is how we run the job: a written scope, a real schedule, one person you can actually call, and changes priced before they happen instead of argued about on the final invoice. That’s what “construction management” actually means around here — and it’s usually the difference between a renovation that finishes and one that just drags on.

Managed, not just built

Almost nothing goes wrong with the hammer. It goes wrong in the gaps —
the electrician sitting in his truck waiting on a decision, an inspection booked
after the work was already closed up, a change agreed in a hallway and
argued about on the final invoice.

Construction and project management is one of our eight services, but really, it’s how we run every single job. The scope gets written down before anyone shows up. Allowances get labeled as allowances instead of buried in a lump sum. We figure out the permit path — including whether your property sits in a historic district — right at the estimate stage, not three weeks in. And the trades get sequenced so nobody’s standing around on your dime waiting for someone else to finish first.

It also means you get one point of contact. You shouldn’t need three different phone numbers for the plumber, the framer, and the tile setter and you definitely shouldn’t be the one chasing them down to figure out what’s happening. That’s on us.

How a project actually goes

Four stages. You will always know which one you are in.

We walk the property together

 You show us the house and tell us what you want it to become. We look at the parts you cannot see — the sills, the piers, the wiring, whatever the last owner covered up — and give you an honest number before anyone
draws a line.

We put it in writing

A scope you can actually read, with allowances labeled as allowances. We check whether you are in an HDLC or VCC district and figure out the permit path now, not in week three. The price comes with its assumptions written next to it.

We build it

 One person you can call, who picks up. Trades sequenced so nobody is standing in your kitchen waiting on somebody else. Inspections booked ahead. Anything that changes gets priced before it happens.

We finish it properly

We walk the house with you room by room, build the punch list together, and close out every line on it before you write the last check.
